If an offer interests you, UNSEEN represents you at the viewing, negotiates the price and terms, and supports you until purchase. You pay a fee only on success.

We handle the sale comprehensively
After acceptance, we prepare your offer at our own cost: professional photography, description and valuation of the property. We contact buyers from our network, conduct discussions and show the property only to verified, interested people. We negotiate on your behalf and guide the entire process until the transaction is finalised with a notary.

About the off-market market
What does "off-market property" mean?
An off-market property is one that is sold or let without publishing a listing on property portals or in any other publicly available place. Information about it reaches only a selected, limited group of potential buyers.
Why do owners choose to sell off-market instead of listing on a portal?
The most common reasons are the need for discretion (for example towards neighbours, an employer or family), the wish to avoid a large number of casual viewers, and the wish for a quick, smooth transaction without the publicity typical of public listings.
Does the off-market market exist only for very expensive properties?
No. Although off-market transactions are mainly associated with premium property, the model works for any property whose owner values discretion or wants to limit viewings to genuinely interested people.
Where do off-market properties come from if they are never published?
Off-market properties come from direct owner enquiries, recommendations, professional networks and cooperation with other participants in the property market.
How does buying an off-market property differ from buying through a listing portal?
When buying through a portal, the buyer competes with an unlimited number of people viewing the same listing. In an off-market transaction the number of people with access to the information is deliberately limited, which reduces time pressure and competition when making a decision.

How is UNSEEN different from a real estate agency?
A traditional agency publishes listings on portals and works with as many clients as possible. UNSEEN works the other way round: properties are never published anywhere, and the number of clients is limited and selected.
Does UNSEEN publish listings on property portals?
No. No property handled by UNSEEN is published on real estate portals.
Where does the name UNSEEN come from?
The name reflects the essence of the model: the properties we handle stay invisible to the wider market and are available only to selected, matched people.
Where does UNSEEN operate?
UNSEEN currently operates in Warsaw only.
Does UNSEEN handle rentals as well as sales?
UNSEEN handles both sale and rental transactions.
What types of property does UNSEEN handle?
UNSEEN handles both flats and houses, submitted by sellers and searched for by buyers in Warsaw.
For buyers
What does the enquiry process look like for a buyer?
The buyer fills in a form with their search criteria (location, size, budget, floor). The enquiry is reviewed by the UNSEEN team and cooperation begins only after it is approved.
Is every buyer enquiry accepted?
No. UNSEEN works only with selected enquiries that genuinely match the properties it has, or may have, at a given moment.
What happens after a buyer enquiry is approved?
After approval UNSEEN sends properties matching the stated criteria. When a new matching property appears, the buyer is informed by email and can quickly arrange a viewing, given the nature of off-market properties.
Why do off-market properties require quick action?
Because the number of people with access to a given property is limited, decisions and viewings are arranged promptly, without the delays typical of widely published listings.
Do I need mortgage capacity in place as a buyer before enquiring?
This is not required at the enquiry stage. The form collects only search criteria and contact details.
For sellers and landlords
What does the enquiry process look like for a seller?
The seller fills in a form with a description of the property and photographs. The enquiry is reviewed by the UNSEEN team, and after approval UNSEEN makes contact to agree the next steps, without publishing a listing.
Are the address and photographs of my property shared publicly?
No. The address and the photographs you send stay confidential throughout the process and are shared only with matched, verified buyers.
Does a seller pay to submit a property to UNSEEN?
The enquiry itself is free. UNSEEN is remunerated only if the transaction completes successfully, and that fee also covers a complimentary photo session, description and valuation of the property.
What does working with UNSEEN cover beyond finding a buyer?
Within the fee charged only for a successfully completed transaction, UNSEEN prepares a professional photo session, a description and a valuation of the property at no extra cost. The seller bears no additional costs of preparing the offer.
Can I submit a property if I already have a contract with another agency?
Yes, the enquiry form lets you indicate this. That information helps us assess the options for working together on your enquiry.
Is every seller enquiry accepted?
No. UNSEEN accepts only some enquiries, choosing those where it sees a real chance of a discreet match with a buyer from its own network.
